An energy certifier is a qualified and authorized technician who deals with the evaluation of the energy performance of a property. Its best-known main service is the issuing of the Energy Performance Certificate (APE), a document that describes the energy characteristics of a building.

To draw up the APE, the certifier carries out various activities which constitute the heart of its services:

Inspection and data collection: the certifier carries out a thorough inspection of the property to collect all the necessary information, including the geometry and exposure of the building, the characteristics of the walls, roofs and fixtures, the type and functioning of the heating, cooling, production of hot water for sanitary systems and any energy production systems from renewable sources. The inspection is a fundamental and mandatory step.

Processing and calculation: based on the data collected, the technician uses specific software to calculate the building’s energy needs.

APE editorial team: the energy certifier fills out the Energy Performance Certificate, assigning the property an energy class (from the best, A4, to the worst, G). The APE contains energy performance indices and a series of recommendations to improve the energy efficiency of the building.

Transmission and storage: once the APE has been drawn up, it is sent to the energy register of the relevant region or autonomous province.

In addition to issuing the APE, an energy certifier can also offer other consultancy services such as:

Energy diagnosis: a more in-depth analysis than the APE aimed at identifying the energy critical issues of the building in detail and proposing a targeted intervention plan, complete with technical-economic analysis and payback times.

Consultancy for energy requalification interventions: based on the APE data and, if necessary, on the energy diagnostic data, the certifier can recommend the most effective interventions to improve the efficiency of the property such as thermal insulation (cladding), replacement of fixtures or renovation of the systems.

Assistance for accessing tax incentives: the certifier can provide advice and support for the documentation necessary to access tax deductions, as the APE is often a fundamental requirement to demonstrate the improvement of the energy class.
